This duplex is in a fantastic location, close to schools, parks, trails, the river, and shopping. Challenger Elementary School is approximately 1.6 miles away, Franklin Middle School is about 0.5 miles away, and Lincoln High School is around 0.7 miles away. Ole Engelstad Park is just a 2-minute walk from the property. There are various shopping options within walking or driving distance. Nearby outdoor activities include frisbee golf at Lions Park, swimming at LaFave Park beach, fishing, kayaking in the rivers, and more. The main level, which you will be renting, includes 2 bedrooms, 1 bathroom, a kitchen/dining room, living room, unfinished basement, a 2-stall garage, and a nice yard. The main living area is about 1,200 sq. ft., and the unfinished basement adds another 1,200 sq. ft. The combination of the unfinished basement, multiple spacious closets, and the two-stall garage provides plenty of storage space. We do not live on-site. The 1-bedroom, 1-bathroom upper unit will be available for rent shortly for someone else. However, if you would like to rent both units, we may be able to reach an agreement. Pet-friendly (up to 2 dogs under 100 lbs. and/or cats, plus some small pet options with the right of refusal depending on breed, temperament, etc.). Appliances included: Fridge, stove, washer, and dryer. The renter is responsible for fees and utility costs for their portion of the duplex. The upstairs/second unit renters will be responsible for their own utilities. Both units have separate entries with their own locks, kitchens, and bathrooms. Rental insurance is required for the renter at all times during the terms of this lease.
