We are invested in finding responsible, trustworthy renters who are looking for a fair deal on rent and value a good tenant-landlord relationship. Our current renters/neighbors in our other unit just signed their third 2-year lease. The unit is available September 1st. It includes a 1-car garage and plenty of street parking. All 3 bedrooms are upstairs along with a full bathroom, and there is a half bathroom downstairs (see attached floor plans.) Some other great things about the place: -Lots of natural light (south facing) -Large backyard deck -Fenced-in backyard -Quiet, respectful, beautiful neighborhood - very family friendly -Excellent school district -Close to Lebanon Hills, Minnesota Zoo, plenty of playgrounds, shopping, restaurants -Located in mini cul-de-sac -Washer and dryer in unit -Gas stove -Central air and heating -Easy access to 35E What we are asking from our tenants: -2-year lease minimum -Security deposit $1,850 -$40 application fee - all parties 18 & over must submit an application (includes background check) -No smoking on the property -No pets (non-negotiable) -Tenant responsible for snow removal and lawn care (landlord pays water and sewer) -Good credit score and history (pattern of late payments, scores lower than 725 not accepted) -Clean rental history (no evictions, noise complaints, broken lease agreements) -Rent not to exceed 30% of income In order to save time, we send all interested parties a prescreening questionnaire before scheduling a showing. Please note that the unit is currently in transition as we pack up to move out at the end of July. The unit will be refreshed during the month of August in preparation for new tenants.
