Credit score below 700 will result in denial. • A maximum of 2 cats and/or dogs are allowed upon approval. • No dogs over 50lbs allowed. • All animals must be over one year of age. • An additional pet rent of $25 per pet, per month will be added to the Rental Agreement. • An additional pet deposit of $250 per pet is required. • Non-smoking property. Smoking and vaping is prohibited everywhere on the property. • Tenant(s) to provide proof of renter’s insurance prior to move in and throughout tenancy. • Included in rent: garbage/recycling and landscape maintenance. • Tenant responsibility: water/sewer, gas, electricity. • Home to be used only as a dwelling. • Lease start date must be within a maximum of 2 weeks after the “available” date stated in the rental listing. PET POLICY • A maximum of 2 cats and/or dogs are allowed upon approval. • No dogs over 50lbs allowed. • All animals must be over one year of age. • An additional pet rent of $25 per pet, per month will be added to the Rental Agreement. • An additional pet deposit of $250 per pet is required. • Tenant fully liable for any damage caused by pets. • Pets must be current on their vaccines. • We must view, meet and approve all dogs before approving the rental application. • The following dog breeds are prohibited due to insurance limitations: Pit bulls (including Bull Terriers, Staffordshire Bull Terriers, American Bull Terriers and American Staffordshire Terriers, or any combination of these breeds), Rottweilers, Presa Canarios, Chow Chows, Doberman or German Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, and Alaskan Malamutes. • Pet screening is required. A Pet Screening application fee is $20 for the first pet and $15 for the second pet, and is paid directly to the 3rd party pet screening company.
