Perfect for families and groups, this home features 7 bedrooms and 5.5 baths and is close to Bretton Woods, Franconia Notch, Mt. Washington and more. This retreat includes the main house with a king master suite, 4 additional bedrooms with a mix of queen, twin, and trundle beds, a game room with a pool table, foosball, and board games, a full kitchen, dining room, and living room. There is also a sunroom, screened porch, balcony, deck, laundry room, and high-speed Wi-Fi. The guest house has 2 queen bedrooms, 2 full bathrooms, a gas fireplace in the living room, a full kitchen and dining area, and a laundry room. Outside, enjoy the firepit, BBQ grill, screened gazebo, multiple decks, picnic tables, and private river access on 2 private acres. One pet is allowed for a $75 pet fee, with any unauthorized or additional pets subject to a $150 pet fee. Early check-in and late check-out are available for $100 each, and an extra cleaning service mid-stay is available for $100. Extra snow plowing service is available for $60. An optional private suite with a king bed is available; please inquire for details. For horse lovers, there is a horse barn with two stalls, water, electricity, and parking for your trailer available for an additional rental fee. Centrally located, this home is only 10-15 minutes from Franconia Notch, Bretton Woods, The Cog Railway, Mount Washington, and Crawford Notch, and 20 minutes to Lincoln. Enjoy easy access to Whales Tale, Clark's Trading Post, Santa's Village, the Kancamangus scenic drive, the Flume Gorge, and the ski resorts of the White Mountains. The home is 1.75 hours north of Manchester, NH, and 2.5 hours from Boston. It’s a 7-minute drive to Bretton Woods Ski Resort and 13 minutes to Cannon Mountain. The quaint town of Bethlehem is 10 minutes away, and the town of Littleton, with all amenities, is 25 minutes away. Quiet hours begin at 10 PM. There is zero tolerance for parties, loud gatherings, or disruptive behavior. Local authorities may remove guests who violate this policy, and no refund will be given. Do not flush anything other than toilet paper down the toilets due to the septic system. Any fines or violations issued by the city must be paid by guests. Any excess trash removal required will incur a $75 trash removal fee. Smoking inside the apartment will result in a $250 fee. An unauthorized party or special event with more than 15 guests will result in a $1000 fee.
