Enjoy the convenience of an in-unit washer and dryer with laundry essentials, ceiling fans throughout, central air conditioning, and forced air electric heating. Towels, linens, and basic toiletries are provided. Parking is available for 2 cars in the carport. This quiet, safe community offers scenic water views. Walk or bike to the pier, parks, and local trails. It's close to shops, restaurants, and beaches, and great for outdoor fun like fishing, boating, and pickleball. Enjoy easy access to US‑41 and nearby highways, making it convenient to reach Tampa, St. Pete, and Sarasota. Nearby attractions include Cockroach Bay Aquatic Preserve, E.G. Simmons Regional Park, and Little Manatee River & Outdoor Learning. While the home is regularly treated for pests, they are common in Florida, especially near the water, and sightings may occur. Refunds are not provided for pest-related issues. If booking during hurricane season (July–November), purchasing travel insurance is strongly recommended, as refunds are not provided for weather-related disruptions. Some amenities are managed by the HOA and may occasionally close for maintenance or cleaning; availability cannot be guaranteed, and refunds are not provided for amenity-related issues. Construction or renovations may occur in the nearby area without prior notice. Quiet time is between 10 pm and 8 am daily. Unauthorized pets will incur a penalty of $400 per pet and possible cancellation of the remainder of the reservation without a refund. If cleaners determine smoking has taken place, whether by observation or smell, a $250 penalty will be charged. In the case of a lockout (except in the case of a lock dying due to batteries) a $125 fee will be charged for helping gain re-entry. If the lockout is outside regular business hours (Mon – Fri, 8 AM - 8 PM) the fee will be $200. Unless requested and approved in advance in writing, lethal weapons are not allowed on the property. A violation of this rule will result in immediate removal from the property along with no refund and a penalty of $250.
