This home boasts a large screened lanai with a covered area and outdoor dining set, perfect for enjoying the outdoors. The interior features an open-concept family room with slider access to the pool and lanai, an eat-in kitchen, a formal dining area, a well-appointed kitchen, and a den/office. For your convenience, there is a large laundry room with a brand new washer and dryer, a dual coffee maker for drip and Keurig-style brewing, and new bikes for guest use. Parking is available with one space in the garage and additional parking in the driveway. Dogs are permitted in this pet-friendly home, with a maximum of one non-shedding, hypoallergenic dog weighing 30 pounds or less. Cats and all other animals are strictly prohibited. Located in the amenity-filled Reflection Lakes community, you'll find a clubhouse with an onsite manager, a heated community pool, a bocce court, a fitness room, a billiards table, and a card room. The home is situated about halfway between Tigertail Beach on Marco Island and Downtown Naples Beaches, both approximately a 25-30 minute drive away. The pool is heated to 85 degrees when appropriate, though the temperature can fluctuate based on local weather conditions. The pool faces west. Quiet hours are observed from 10 PM to 8 AM. Smoking and vaping are not allowed inside the residence. Parties or large gatherings of unregistered guests are strictly prohibited, as is drug use and excessive drinking. Pets are not allowed in the pool. Please refrain from excessive noise, music, or rowdy behavior. Do not rearrange the furniture. Report any damage or malfunction to the host immediately. This is a self-check-in property; access instructions will be provided prior to arrival for guests who are fully paid and have HOA approval. Please allow 30 days for HOA processing and approval, which is required before access can be granted. The owner parks a car in the garage, so guests must use the driveway for parking.
