This Zumper Market Demand Report studied several thousand emails and calls (inquiries) to rental properties in Philadelphia to determine renter interest.

March Philly In Demand Bedrooms Types
One bedroom units commanded the majority of market interest this February, generating 38% of all inquiries with a median inquiry price of $750. Not far behind were two bedroom units, generating 31% of inquiries with a median inquiry of $920.

Studios generated 15% with a median rent of $665, while three bedrooms commanded 11% at a median rent of $1,100. Lastly, four bedroom units made up 5% of inquiries with a median price of $1,600.

1. Logan – Ogontz – Fern Rock
2. Frankford
3. Germantown
4. Kensington
5. Northern Liberties – Fishtown
6. Spruce Hill
7. Port Richmond
8. Tacony – Wissinoming
9. North Philadelphia West
10. Washington Square West

Northern Philadelphia neighborhood Logan – Ogontz – Fern Rock topped the list last month as the most in demand area to rent, sending 18% more inquiries than second place, Frankford.

Methodology:

The Zumper Market Demand Report analyzes every call and email sent in a month to determine renter interest. Neighborhoods are ranked by total inquiries generated to determine the top 10 most in demand areas. Inquiries are also separated into bedroom type, along with each corresponding median inquiry price, to provide the most in-demand bedroom units and prices.
