Ranking right after Oakland, Los Angeles, and San Jose, Washington D.C. was the 7th most expensive rental market in the nation. One bedroom rent grew 2.8% to $2,210 last month, while two bedrooms jumped 3.9% to $2,960. Notably, two bedroom rent is up over 10% since this time last year.

While Fort Totten – Upper Northeast et Dupont Circle had the fastest growing rents this quarter, both up around 8%, Georgetown saw the largest rent dip, down 7%.
This summer, Georgetown continued its reign as the most expensive neighborhood, though one bedroom rent here dropped over $200 to $2,650. Meanwhile, Dupont Circle ($2,540) and U Street Corridor ($2,450) replaced Logan Circle ($2,450) in the top 3 markets. Mid-range priced rentals for under $1,800 could be found in Foxhall Village, Ledroit Park, et Glover Park.
Both priced around the $1,000 threshold, Anacostia et Deanwood remained the most affordable areas.
