The Zumper D.C. Metro Report analyzed active listings in April 2019 across 8 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The state median one bedroom rent was $1,497.

Cities Ranked By Rent

Le plus cher

Arlington, VA moved up past Bethesda to rank as the most expensive city with rent growing $80 to $2,260.

Bethesda, MD & Reston, VA tied for second with one bedrooms both priced at $2,190.

Washington D.C followed closely behind with rent at $2,150.

Frederick, MD saw rent grow $60 to $1,270 but remain the most affordable city.

Silver Spring, MD rent dropped $90 to $1,640 and became the second least expensive in the metro.

Rockville, MD moved up to third with rent growing $10 to $1,710.

Growth Rate

Bethesda, MD & Reston, VA tied for the city with the fastest growing rent, both up 14.7% since this time last year.

Alexandria, VA saw rent jump 10.1%, making it second.

Alexandria, VA also had a large monthly growth rate, climbing 5.1%.

Frederick, MD followed closely behind as the second fastest growing city with rent jumping 5% last month.
