The Zumper DC Metro Area Report analyzed active listings in January 2020 across 13 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The DC one bedroom median rent was $1,970 last month.

The Most Expensive
–Washington D.C. was the most expensive city with one bedrooms priced at $2,300.
–Alexandria rent grew 3.9% to $1,880 and ranked as the second priciest city.
–Herndon was third with rent at $1,720.
The Least Expensive
–Hagerstown ranked as the most affordable city with one bedrooms priced at $660.
–Winchester was second with rent at $1,120.
–Fredericksburg rent grew 1.8% to $1,160 and ranked as third.

The Fastest Growing (Y/Y%)
–Winchester had the fastest growing rent, up 14.3% since this time last year.
–Alexandria saw rent climb 9.3%, making it the second fastest growing.
–Washington was third with rent increasing 8.0%.
The Fastest Growing (M/M%)
–Herndon had the largest monthly rental growth rate, up 4.2%.
–Alexandria rent jumped 3.9% last month, making it the second fastest growing.
–Washington and Fredericksburg ranked as third with rent climbing 1.8%.
