The Zumper San Diego Metro Area Report analyzed active listings in January 2020 across 12 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The California one bedroom median rent was $1,772 last month.

The Most Expensive
–Coronado was the most expensive city with one bedrooms priced at $2,700.
–Carlsbad rent grew 2.1% to $1,960 and ranked as the second priciest city.
–Encinitas was third with rent at $1,900.
The Least Expensive
–El Cajon ranked as the most affordable city with one bedrooms priced at $1,330.
–Escondido was second with rent at $1,450.
–Imperial Beach rent increased 1.4% to $1,470 and ranked as the third least expensive city.

The Fastest Growing (Y/Y%)
–Chula Vista had the fastest growing rent, up 15.3% since this time last year.
–Vista saw rent climb 7.2%, making it the second fastest growing.
–La Mesa was third with rent increasing 4.7%.
The Fastest Growing (M/M%)
–Carlsbad had the largest monthly rental growth rate, up 2.1%.
–El Cajon rent jumped 1.5% last month, making it the second fastest growing.
–Imperial Beach followed closely behind with rent climbing 1.4%.
