The Zumper Sacramento Metro Area Report analyzed active listings in December 2019 across 13 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The California one bedroom median rent was $1,763 last month.

–Vacaville was the most expensive city with one bedrooms priced at $1,690.
–Folsom rent settled at $1,560 and ranked as the second priciest market.
–Elk Grove saw rent climb 2.8% to $1,460 and rank as third.

–Stockton was the most affordable city with one bedrooms priced at $960.
–Modesto rent jumped 4.9% to $1,070 but remained the second least expensive.
–Citrus Heights ranked as third with rent at $1,240.

–Citrus Heights saw rent climb 3.3%, making it the second fastest growing.
