The Zumper Sacramento Metro Area Report analyzed active listings in January 2020 across 12 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The California one bedroom median rent was $1,772 last month.

The Most Expensive
–Folsom was the most expensive city with one bedrooms priced at $1,610.
–Fairfield rent dropped 5.6% to $1,510 and ranked as the second priciest city.
–Roseville was third with rent at $1,460.
The Least Expensive
–Stockton ranked as the most affordable city with one bedrooms priced at $980.
–Modesto was second with rent at $1,110.
–Citrus Heights saw rent drop 1.6% to $1,220 and rank as the third least expensive city.

The Fastest Growing (Y/Y%)
–Modesto had the fastest growing rent, up 13.3% since this time last year.
–Davis saw rent climb 7.7%, making it the second fastest growing.
–Folsom was third with rent jumping 3.9%.
The Fastest Growing (M/M%)
–Fairfield had the largest monthly rental growth rate, up 5.6%.
–West Sacramento and Davis rents both climbed 5.3% last month, making them tied for the second fastest growing.
-Tracy was third with rent increasing 4.7%.
