The Zumper Miami Metro Area Report analyzed active listings in January 2020 across 30 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The Florida one bedroom median rent was $1,201 last month.

The Most Expensive
–Sunny Isles Beach was the most expensive city with one bedrooms priced at $1,800.
–Miami rent grew 1.1% to $1,760 and ranked as the second priciest city.
–Coral Gables remained third with rent at $1,720.
The Least Expensive
–Homestead ranked as the most affordable city with one bedrooms priced at $1,040.
–Lauderhill & Miami Gardens tied for second with rents both at $1,100.
–Tamarac followed behind as the next least expensive with rent down 0.9% to $1,160.

The Fastest Growing (Y/Y%)
–Homestead had the fastest growing rent, up 10.6% since this time last year.
–Lauderhill saw rent climb 10.0%, making it the second fastest growing.
–Lake Worth was third with rent jumping 9.1%.
The Fastest Growing (M/M%)
–Lake Worth had the largest monthly rental growth rate, up 4.3%.
–Oakland Park and Miami Beach rents both jumped 2.5% last month, making them tied for second.
