Mapping NYC Neighborhood Rents (Spring 2019)

New York City continued to rank as the second most expensive rental market in the nation with one and two bedroom prices at $2,850 and $3,200, respectively. Notably, on a year over year basis, two bedroom rent is down 8.6% since this time last year.

Manhattan & Bronx

While Greenwich Village et Garment District in Manhattan had the fastest growing rents last quarter, both up around 12%, Foxhurst in the Bronx took the crown with rent growing 10%. On the other side of the spectrum, Concourse Village et Mott Haven in the Bronx took the biggest rent dips, both down around 6%. No neighborhoods in Manhattan saw a significant rent dip this spring.

In Manhattan, southern neighborhoods Tribeca, Chelsea, et West Village reigned as the most expensive, all priced above the $3,700 threshold. You can find more affordability as you move north on our map, with Washington Heights being the least expensive at $1,770.

In the Bronx portion of our map, Mott Haven was the most expensive area with rent at $1,835. More affordable rentals, priced at $1,400, could be found in Hunts Point.

Brooklyn

In Brooklyn, Boerum Hill et Canarsie had the fastest growing rents last quarter, up 10% and 9%, respectively. Meanwhile, Bushwick was the only neighborhood with a large quarterly decline, down 5%.

Nearly hitting $4,000, DUMBO was the most expensive neighborhood to rent, followed by adjacent Downtown Brooklyn et Vinegar Hill. Moving away from the water, more affordable rentals priced closer to $2,000 could be found in Bushwick et Bedford -Stuyvesant.
