The Zumper Los Angeles Metro Area Report analyzed active listings in January 2020 across 30 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The California one bedroom median rent was $1,772 last month.

The Most Expensive
–Santa Monica was the most expensive city with one bedrooms priced at $2,980.
–Beverly Hills rent dropped 1.4% to $2,850 and ranked as the second priciest city.
–West Hollywood was third with rent at $2,670.
The Least Expensive
–San Bernardino ranked as the most affordable city with one bedrooms priced at $990.
–Riverside was second with rent at $1,370.
–Temecula rent dropped 3.9% to $1,480 and ranked as the third least expensive.

The Fastest Growing (Y/Y%)
–Newport Beach had the fastest growing rent, up 15.8% since this time last year.
–San Bernardino saw rent climb 10.0%, making it the second fastest growing.
–Hawthorne was third with rent increasing 6.4%.
The Fastest Growing (M/M%)
–Glendale had the largest monthly rental growth rate, up 4.8%.
–Oxnard rent jumped 4.2% last month, making it the second fastest growing.
–Costa Mesa ranked as third with rent climbing 3.2%.
