Last month, Washington DC maintained hold of 5th position on our list of the most expensive rental markets in the country, despite median one bedroom prices dipping a slight 0.5% to $2,110 and two bedrooms down 0.7% to $2,970. Though prices have somewhat cooled of late, rents are still up year over year for both bedroom types, with one beds increasing 0.5% and two beds up 2.4%.

Looking closer at a neighborhood level, high rents centered around a few main areas. The most expensive neighborhoods included Foggy Bottom – GWU ($2,600), Georgetown ($2,500), and Downtown – Penn Quarter ($2,500). Following these, the areas around Dupont Circle, H Street – NoMa, and Adams Morgan also saw rents in the low to mid $2,000’s for a one bedroom. The most affordable neighborhoods this August included Anacostia ($910), Mount Rainier ($980), and Woodridge – Fort Lincoln ($1,300).
