Dallas Metro Report: January 2018

The Zumper Dallas Metro Report analyzed active listings in December across 14 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The Texas state median rent was $921 last month.

The Most Expensive

Dallas, Texas rent fell 2.3% to $1,290 last month but continued to rank as the most expensive in the metro.

Richardson, TX was second with one bedrooms priced at $1,200.

Irving, TX followed closely behind as third with rent at $1,170.

The Least Expensive

Arlington, TX prices, though growing 1.2% to $720, remained the most affordable in the metro.

Mesquite, TX was second with rent at $760.

Grand Prairie, TX ranked as third with one bedrooms priced at $820.

The Fastest Growing (Y/Y%)

Mesquite, TX had the largest yearly rental growth rate, up 15.2%.

Garland, TX‘s rental growth rate followed closely behind, climbing 15.1% since this time last year.

Denton, TX prices jumped 13.7%, making it the third fastest growing.

The Fastest Growing (M/M%)

Carrollton, TX saw rent climb 5.4% since last month, making it the fastest growing.

Grand Prairie, TX ranked as second with rent up 5.1%.

Irving, TX had the third largest monthly rental growth rate, increasing 4.5%.
