The Most Expensive Cities
– San Francisco
As expected, San Francisco is the most expensive city in California to rent. The median one bedroom rent is currently $3,500 a month, which means that San Francisco’s rent is $1,900 more expensive than the state-wide median of $1,600.
– Foster City
With a median one bedroom rent of $2,620, Foster City is the second most expensive California city to rent. Although the median rent here is $880 less expensive than San Francisco, it is still well above the state median.
– Mountain View
Coming in close behind Foster City, Mountain View is the third most expensive California city to rent. At $2,520, the median one bedroom rent is over $900 more expensive than the state median.
The Least Expensive Cities
– Merced
The least expensive, and therefore most affordable, metro region in California is Merced. The current $550 median one bedroom rent is $1,050 less expensive than the state median and a whopping $2,950 less expensive than San Francisco’s median rent.
– Visalia
With the median one bedroom rent at $590, Visalia is the second least expensive California city to rent in. It is currently over $1,000 less expensive than the state median.
– Bakersfield
At $650 a month, Bakersfield is the third least expensive city in California. It is currently $950 less expensive than the state median.
Cities With The Fastest Growing Rents
– Hayward
With a huge median growth rate of 24.3% for one bedroom rent, Hayward is the fastest growing city in California. Its growth rate far outpaces the state median growth rate of 5.95%. The median one bedroom rent here is currently $1,790, up $400 from last year.
– San Leandro
Just 2.9% behind Hayward, San Leandro is the second fastest growing city in California, with a 21.4% growth rate. The current median rental price for a one bedroom here is $1,700, up over $350 from last year.
– Richmond
As the third fastest growing California city, Richmond has a growth rate of 20.6%. The current median rental price for a one bedroom here is $1,870, up over $350 from last year.
Growth Comparison Of The Most Populated Cities
– Oakland
With a 20% growth rate, Oakland is the fastest growing city among the most populated California cities. According to Zumper’s August National Rent Report, Oakland is currently ranked as the 6th most expensive city in the U.S. and is the nation’s hottest rental market right now due to this growth.
– Los Angeles
As the most populated city in California, Los Angeles has a growth rate below the state median’s. However, Los Angeles is still ranked as the 9th most expensive city in the U.S. to rent in.
– Bakersfield
Bakersfield is the only city on this chart that did not have any growth, it actually had a negative rent growth rate of -1.5%.

The most populated cities in California vary a lot in their median rents. On this chart resides the most expensive city to rent in both California and the United States, San Francisco, but also the third least expensive city to rent in California, Bakersfield.
San Francisco, San Jose, and Oakland are ranked as the most expensive, fourth most expensive, and sixth most expensive city to rent in the U.S, respectively. From median one bedroom rent ranging from $1,980 in Oakland to $3,500 in San Francisco, the Bay Area is one of the most expensive areas to rent in both California and the United States.
