Boston Metro Report: January 2019

The Zumper Boston Metro Report analyzed active listings in December 2018 across 16 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The state median one bedroom rent was $1,904 last month.

Cities Ranked By Rent

The Most Expensive Cities

Cambridge, MA continued to rank as the priciest city, though one bedroom rent actually dropped $10 to $2,500 last month.

Boston, Massachusetts rent stayed the second most expensive, settling at $2,450.

Brookline, MA was third with one bedrooms priced at $2,380.

The Least Expensive Cities

Fall River, MA saw one bedroom rent drop $50 to $940 and remain the most affordable city.

Lawrence, MA ranked as the second least expensive city with rent at $1,220.

Brockton, MA followed closely as third with rent at $1,240.

Growth Rate

Waltham, MA continued to have the fastest growing rent, up 16% since this time last year.

Worcester, MA had the second largest year over year rental growth rate, climbing 15.7%.

Medford, MA was third with rent growing 10.7%.

Haverhill, MA rent had the largest monthly growth rate, up 5.3%.

Lawrence, MA had the second fastest growing rent, jumping 5.2% last month.

Brockton, MA followed closely behind as third with rent climbing 5.1%.
