Boston Metro Report: February 2020

The Zumper Boston Metro Area Report analyzed active listings in January 2020 across 20 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The Massachusetts one bedroom median rent was $1,868 last month.

The Most Expensive

–Cambridge was the most expensive city with one bedrooms priced at $2,650.

–Boston rent dropped 3.5% to $2,500 and ranked as the second priciest city.

–Medford was third with rent priced at $2,210.

The Least Expensive

–Manchester ranked as the most affordable city with one bedrooms priced at $1,240.

–Worcester was second with rent at $1,280.

–Lowell ranked as third with rent staying flat at $1,410.

The Fastest Growing (Y/Y%)

–Malden had the fastest growing rent, up 15.3% since this time last year.

–Newton saw rent climb 7.9%, making it the second fastest growing.

–Framingham was third with rent increasing 6.4%.

The Fastest Growing (M/M%)

–Lynn had the largest monthly rental growth rate, up 5.3%.

–Woburn rent jumped 3.2% last month, making it the second fastest growing.

–Worcester ranked as third with rent climbing 1.6%.
