Boston Metro Report: February 2019

The Zumper Boston Metro Report analyzed active listings in January 2019 across 16 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The state median one bedroom rent was $1,888 last month.

Cities Ranked By Rent

The Most Expensive Cities

Cambridge, MA stayed the most expensive city with one bedrooms priced at $2,500.

Boston, Massachusetts saw rent drop $30 to $2,420 but remain the second priciest city.

Brookline, MA ranked as third with rent at $2,370.

The Least Expensive Cities

Fall River, MA rent grew $50 to $990 but continued to rank as the most affordable in the metro.

Brockton, MA fell one spot, now behind Lawrence, to become the second least expensive city with rent at $1,250.

Lawrence, MA saw rent climb $60, settling at $1,280, and up one spot to rank before Brockton.

Growth Rate

Waltham, MA rent led the pack again with the largest year over year growth rate, up 15.8%.

Worcester, MA followed closely behind as second with rent climbing 15.7% since this time last year.

Quincy, MA ranked as third with rent growing 14.7%.

Fall River, MA had the fastest growing rent last month, up 5.3%.

Lawrence, MA rent had the second largest monthly growth rate, climbing 4.9%.
