I have lived here for almost a year now and I have had a great experience. I feel like when people have good experiences they are less likely to write reviews and it may not reflect the true nature of the place. So, I thought I would write a review from my experience.
Just last week, I had an issue with the guest house. Amy contacted me after our guests had issues to resolve it directly with me. Amy and Stacey were both very understanding and we were able to resolve the issue without any problems. It was a learning experience for everyone and they even stated that they saw some of the faults on their end as well. Amy is willing to admit when there are issues on their end. Amy has always been polite to me and my family. Maintenance is also amazing and always comes quickly to repair any issues we have had.
Parking really isn't an issue for us and we have two cars, one without the extra tag. We always find a visitor slot for our car and there are truly plenty to go around.
I feel like the apartment managers do a good job in communicating to all residents.
After reading several of the reviews, I feel that it is from those who may not have returned apartments to the managers in the way that is expected. I have lived in many military housing prior to this and had similar reviews from previous tenants in those housing. I was terrified upon move out of those military housing places to find out that it is truly about returning the apartment in the way that you would expect it (clean floors, windows, walls, etc.). When I moved from military housing, I had no issues because I work hard to make my apartment a place that can move the next resident in quickly just like I would expect my tenants who are renting our home to do as well. I doubt I will have any issues at move out and if I do I will update my review.
Again, great place to live. Great managers who truly care about their tenants and are always responsive.

I was surprised when I saw that this apartment complex didn’t have >4 stars. The people that work at this apartment complex are the most helpful and considerate people that I’ve come across while renting. The apartments are clean, I didn’t have any pest problems, it was pretty quiet and I couldn’t hear much from my neighbors, I always found parking even when the lot filled up. I loved the pool, enjoyed the pool table with friends, celebrated my birthday in the clubhouse, grilled burgers on the outdoor grill with my husband, and walked the on-site trail most nights with my dogs while getting to know some friendly neighbors. The rent was low for the quality of the place. You can walk to Kroger anytime you need anything since you are right by it.
This place is awesome and I will always have great memories here!

I have lived here for almost 3 years and it is definitely different than the 2 other apartment complexes that I lived in. Here is my list of positives: 1. The management is on site which makes a huge difference - they are actually involved on a day to day basis and even have someone in the office on Saturdays. 2. The apartments are beautiful and spacious with high ceilings. screens in the windows, and nice colors for walls and doors. 3. The landscaping is amazing - nothing like it anywhere else that I have seen in this city. The flowers grow tall in the spring and summer and come right up to the 2nd story windows. 3. Really nice park and wooded walking area. 3. Pam, the manager, is outstanding. She does everything possible to support you as a resident and is always available. 4. The maintenance men are great and my maintenance requests are answered quickly. 5. The amenities are great with a pool and beautiful pool area to relax, a great gym and game room in the clubhouse as well. 6. It is gated and fenced in so no through traffic. 7. It is behind Kroger and you can walk there.

My husband and I have been here for about 3 months so far and we LOVE it here. We've lived in 2 other nearby apartment complexes, and this is by far our favorite.
Parking is SIGNIFICANTLY better than our last place. We never have trouble getting spots right in front of our building. Even his car without the resident tag never has trouble parking close by.
The communication is excellent. There are always emails going out every week letting you know what's happening and what type of maintenance is taking place. There's also a bulletin board at the mailboxes that can fill you in if you miss the email.
We hardly ever hear our neighbors. Even living on the first floor, the noise above is really just stools being pushed from the island.
We are so happy here, and I'm glad we didn't pay attention to the negative reviews.

I have lived at the Gardens for over a year now and have never had an issue with any aspect of my apartment or interaction with the management company. The Gardens is a great place to live. They are very prompt in regarding to maintenance requests, all of my requests have been completed within 24 hours even if I do not mark them as urgent. The pool, lazy river, and hot tub are great during the summer. There is also the game room that is open all hours of the day that is kept well stocked with supplies for pool, air hockey, and ping pong. The running trail that they have in the back of the complex is nice and well lit so that you have a good trail to run on. They are also dog friendly with a good fenced in dog park and multiple trash receptacles to dispose of dog bags. There were complaints about the parking situation and the management company was very receptive to them and they changed their parking policies to be more accommodating to what the tenants wanted. My only slight complaint would be that sometimes the gate key and gate code do not work well.

We have lived at The Gardens for 3 months now. Let me tell you, this is the BEST property management team I have experienced. The apartments are beautiful, large, open floor plan (we have a 2 bedroom 2 bath with sunroom) with stainless steel appliances, granite counter tops and lots of storage space for an apartment.
The maintenance guys are fantastic! We've never had to wait more than a day for repairs (minor adjustments since moving in) and they are super friendly.
We occasionally hear our neighbors, but that's only when in the master walk in closet and if they are being exceptionally loud in their kitchen. So it hasn't been a problem for us.
Parking is limited, but the visitor parking you can park additional vehicles in is right next to the building so your'e not really parking any farther.
The pool, lazy river and hot tub opens a month earlier and stays open a month later than most communities. The theater and gym are incredibly nice!
If you have pets, then this is the place to be! Extremely animal friendly and they do not charge any additional fees for your pets (for two) per month. This is rare! I do have a complaint about the amount of dog poo found on the premises, but I blame that on lazy pet owners!!! The management team are taking necessary actions to prevent this problem.
We truly enjoy living here and highly recommend to anyone!

We have lived here for over one year and have had a great experience. In fact, my husband and I have lived at several luxury properties around the country and agree that this is by far the best. I don’t understand the negative comments below, especially those regarding Amy, the property manager. Amy is friendly, very professional and fair. I have watched her interact with many and have never seen her be rude. It is her job to make sure that residents adhere to the lease agreement they signed and to look out for the well-being of the entire community, not one single resident. If I have had any problems, it has been with other residents not following the rules and being inconsiderate. Amy is prompt in addressing when residents break rules and violate their lease agreement. She even sends property wide warnings via email, which she doesn’t have to do. In my experience, once a property is filled to capacity, management becomes lax on the rules and the property starts going downhill. It is because of Amy’s management that this property has remained a luxury property.
To address the parking complaints, I live in the building which is considered the worst as far as parking. This was an oversight by the builder/owner, not Amy, and a policy had to be implemented so that every resident could park atleast 1 vehicle near their building. However, plenty of notice was given and it was really not that big of a deal. No apartment complex is perfect. My husband parks his car a little further in visitor parking and I park closer to the building. I have visitors all the time and they are able to find visitor parking spots without any problem.
I have been very impressed by Amy’s communication to us about weather and measures taken to ensure resident safety. I have also loved the events she has hosted for the community. It is pretty clear from her responses to the negative comments below that she is not allowed to defend herself or discuss the details of specific resident interactions on the internet.
Don’t be deterred by the negative comments below. With it’s convenient location to Kroger, great amenities and management, The Gardens is a great place to live.
