Terrible apartment and management company (Blue House Companies LLC). There was an apartment break in with glass shattered everywhere. Someone stole packages from the mail room. Management tried to hide the break in from residents. Apartments may appear nice on photos but they come in dirty condition and there is a smell in the hallway. Saw cockroaches in apartment when I moved in. Elevators and garage doors often breakdown. BBQ grill doesn’t work but they don’t bother fixing it. Management, especially Alexandria and Jordan are notoriously rude to condescending to tenants if you try asking a simple question. Management is also incompetent and slow to respond. Most times they don’t even bother responding on email. Also there are many fees associated with apartment. Please don’t rent from Blue House if you value your quality of life. I am serious

Our lease contained a 60 day notice to vacate before the end of the lease termination. We missed this window and got automatically renewed for a year. To cancel the renewed lease, they asked us to pay 3 months rent as an early termination fee. They tried to claim an email is a sufficient notice for renewal. I am not a lawyer, but General Obligations Law 5-905 requires that a written auto-renewal notice is explicitly given via certified mail or is served personally. Blue House Companies also charged us a $500 administrative fee instead of a security deposit. They never gave us a breakdown on how the $500 is spent. Compare this to Park South (not the same as The Reserve at Park South) whose leases takes a non-refundable security deposit but is applied to your first month of rent (isn’t that a much more reasonable policy?) Blue House Companies uses AppFolio, which does not offer a way to pay electronically for free. Credit card payments will incur a fee and ACH transfers will also incur a fee. We were vendor-locked into Spectrum which cost us $85 a month in addition to our rent. Blue House Companies has tried many ways to get us to pay more money outside of our monthly rent expenses. For context, we rented an apartment at The Reserve at Park South (managed by Blue House Companies) from 2023-2024.
