This property has 3 homes on 2 acres; A Main House, an Upper Studio and a Lower Studio. The Owner reserves the main house for themselves for their periodic visits from the mainland. The Upper Studio and the Lower Studio are named as such due to their position on the property. One is at the top of the property, one is at the bottom. This is not an upstairs and downstairs style rental where two tenants live above and below each other. The Upper Studio is completely detached from the main house by approx. 75 feet. The Upper Studio appears like a 2 story because it is situated above a 2 car garage (which will soon be available for the tenant). The interior space is 616 square feet with beautiful hardwood floors, high ceilings, fans, large windows and sliding glass doors to let in light and breezes, a full bathroom with walk in shower, a walk in closet and a small front lanai. The bottom section of the Upper Studio is that 2 car garage, a small office space with 1/2 bath, and a laundry room. The laundry room is shared between all residents on property and a fair usage calendar can be worked out amongst the owner/tenants. You can look out over a 2 acre landscaped yard, with a feeling of privacy and loads of mature fruit trees for harvesting all year round. This studio does NOT have a dedicated kitchen, or any major appliances other than the washer and dryer. Tenants will need to supply their own cooking set up. The previous tenants have made up a small "kitchen area" in the garage, where a sink is available. The Upper Studio also has a carport off to the side of the studio which can accommodate 2 cars parked tandem style. Because there is only 1 water meter and 1 electric meter on property a fair split of the utilities will be determined each month depending on how long the owners were on property and each tenants projected usage. We already have a baseline set over the past several years so we know the approx. usage of other units. A typical but not promised split is 80% of the utilities are split between the Upper and Lower Studios, and 20% is Owner usage. But these amounts fluctuate but have always been fair to the Tenants.
