Each home is completely separate but there are some natural overlapping areas due to the nature of 3 homes on one property thus being a good tenant; having a small footprint, being quiet and respectful is a must. The Ag Shed, which is the only unit being advertised here, is unique and perfect for the right tenant. It is designed as a 2 story home with acreage, pasture, and ocean views. Upon entry most of this home is on one level with its 2 bedrooms, a loft, a kitchen, 1 full bath, and 2 indoor/outdoor living room spaces all on one floor. The office space is down a set of exterior stairs below. Views from all rooms are spectacular. The screened in lanai which functions as one of the two living room spaces catches the best breezes and gives the home an outdoorsy feel. The toilet is an Incinolet toilet which needs to be manually serviced by the tenant (or available vendor) as needed throughout the year and at tenant expense. The shower is encased in floor to ceiling plate glass windows to capture the view. And a washer/dryer are in the bathroom as well. Utilities are not included in rent and because there is only 1 water meter and 1 electric meter on property, the utilities will remain in the owners name and a fair split will be made between each unit for their consumption. Generally speaking, The Main House will draw 70% of the cost, The Ag Shed 20%, and The Cottage 10%. But these percentages are not guaranteed and may change once a baseline is determined. The wifi router that services The Cottage next door will need to be kept at the Ag Shed house but tenants may have their own routers for privacy if desired. This Ag Shed space could allow for pets but that will be decided on a case by case basis. If pet(s) are allowed, a full months rent amount will be taken as a security deposit and a full months rent amount will be taken for a pet deposit. Tenants would also be required to carry liability insurance that coverers pets and sign a Pet Addendum with strict protocol for housing a pet. This is considered a long term rental, please do not inquire if your timeframe is less than 6 months. Also, Hawaii Life requires all tenants to succumb to a full background screening, eviction check and credit scores of all adults must be 650 or higher to be considered. Tenant(s) must also be able to provide written proof of 3x the amount of rent in income. Due to the nature of the shared spaces and delicate grounds, we will likely cap this unit to 2 cars max.
