I recently moved out and had lived here for 2 years. If I wasn't moving out of state, I probably would have signed another year lease. I liked the neighborhood-like atmosphere and always felt comfortable living here. I appreciate this place being pet friendly, and the overall rent cost was another thing that I thought was a plus, as I felt it was reasonable and manageable. I think this is one of the best places to rent from in DeKalb. There were some downsides like neighbors talking loud in the middle of the night, at times I felt like the pool (when I used it in 2021) would be randomly locked without communication as to why or when it would be open, and some people leaving their laundry in the dryers for days. Overall these are things that are kind of inevitable, and wasn't really a problem for me personally. Nonetheless, I would/have recommend Lincolnshire to anyone looking for a place in DeKalb!

I lived at Lincolnshire West for 3 years while going to NIU and I have absolutely nothing but amazing things to say. The maintenance is the best you could ask for: friendly, quick, and always have a solution for even the simplest problem. Everyone at the office is friendly and extremely helpful. They never forgot me or my boyfriend’s name. I always felt safe when I lived here and that was very important to me when living off campus and away from home. On top of all of that, they are always looking to improve the complex. In the three years I lived there they updated laundry rooms, balconies, the entire pool, and many of the units. You absolutely cannot go wrong with staying at Lincolnshire.

I moved here to attend NIU and my experience has been overwhelming positive. The NIU bus stops right at the entrance to the property and campus is a short walk in the back of the property.
As far as the staff goes the leasing office staff are all helpful and easy to talk to.
My favorite part about living here is probably that maintenance is included, Ive had to call maintenance 3 times in the 4 years I lived here but they were able to fix the problem the same day.
I lived here for a year while attending school at NIU. It’s a great location for students. It’s a pretty quiet complex. It’s close to the stadium so there is the expected noise on game days but it doesn’t bother me. All of the staff are extremely helpful. I’m from out of state and they were able to answer any questions I had! The maintenance crew Lawrence and Reggie are super friendly are timely too!
Would have definitely stayed longer if I didn’t have to move for an internship!
I haven't begun my lease here yet, so I can't say much about the property itself. I'll update my review after the year ends with details on the apartment. However, my leasing agent Anna was so helpful, understanding, and supportive. I had some trouble with my application and she not only advocated for me to hold my spot, but she also constantly checked in to see how I was doing with the process until I was approved. She was very patient with all my questions, even ones I asked repeatedly, and she was not only friendly but made me feel comfortable handling this stressful situation. Anna, I can't thank you enough!
I have been living here for almost 3 years now, going into my 4th year. Before choosing LW, I looked at other places in the Dekalb area. Some other places were nice and around the same cost, but they over charge pet rent as well as not in a good area. So choosing LW was the best decision for me. The office team is very understanding in terms of my partner and myself being Deaf, so we are a little on the loud side at times, but the community has accepted it just as well as long as we try to quiet down by 9-ish pm. Pet rent are so much cheaper than other places, so if you move here, you better be an animal lover in case your neighbor has a noisy dog closeby. I highly recommend living here for a lot of different reasons. Just don't rev up your convertibles because that scares the pets our community have.

What can I say about Lincolnshire West. It’s nothing but the best in DeKalb. Yes, it costs a pretty penny, but it is 100% worth it. The complex is secure, safe, and close to campus, its bus routes, and the student gym. The rooms are large and it surprisingly has a half bath, most apartments don’t. The maintenance is top tier and the apartments are very clean. Being able to watch the games or walk over to the tailgates is a huge benefit. The laundry units are fine, the mail room is run well, the computer lab is very useful, and I didn’t really use the pool but it looks great after the remodel. Nick T was a fantastic property manager and always took care of me and my roommate and always answered all of our questions whenever asked. They truly deliver on all their features and promises. I loved living here the past two years during my time at NIU.

Before moving to Lincolnshire West, I read a lot of apartment reviews (Just like you!) and was apprehensive about renting here. A lot of reviews I read stated that the apartments were expensive, noisy, dirty and that the management would screw you out of your deposit. None of this turned out to be true.
Expensive? I rented a “Garden Level” two bedroom apartment and had two cats. There was a $200 non-refundable pet deposit, which is standard in most places. While the rent is a bit higher than other properties in Dekalb, you have to consider there is FREE digital cable (200+ channels and an HD DVR) included, internet (25+ Mbps which was more than adequate for homework, downloading and a lot of gaming), a pool, and free printing and coffee in the office. …Which is awesome since NIU makes you pay for printing. If you went to an apartment with cheaper rent, how much extra would you end up paying for these amenities? This is DEFINITELY the best deal in Dekalb.
Noisy? There is no police visits, no fights, no drama in this apartment complex. Some noises like footsteps and the occasional revving of a sport bike does penetrate the apartment, which is almost to be expected when you have a large amount of people living in a small space. However, there are no crazy parties that I have heard people at other complexes complain about since they have a clause in the rental agreement that states they will NOT tolerate it.
Dirty? Not at all! The building is a bit older and it shows with older electrical connections, outdated light fixtures, cast iron sink and bathtubs, but definitely not dirty. I probably shouldn’t confess publicly, but I did install a ceiling fan (that I purchased on my own) and painted my walls while I was there to make it seem more modern and appealing to me. There is, of course, damaged and gouged walls and chipped tiles which is to be expected in student apartments who come and go each year. Also, the central air is newer and works incredibly well!
Deposit? As I stated earlier I lived there for two years with two cats and painted my walls. After my two-year lease I cleaned the apartment, the stove, the fridge, repainted the walls to the original color, and received all of my deposit back. Unless there are punch holes in your walls or you do not clean the apartment, I don’t see why you wouldn’t get 100% of it back as well.
My only complaint was that there is no assigned parking. Some days you can end up parked right in front of your apartment, other days you have to search for a spot. Other than that, the proximity to campus is amazing; I didn’t have to use my car to get to school ever. There are three bus stops near the property to use or just walk to class!
