In the time that I have lived here the complex has gone through changes, but for the better. The staff was very helpful on any issue that did rise, while living here (the occasional air filter replacement, key replacement, etc.) The grounds around the complex are clean and cleaned daily by the wonderful maintenance crew. If it is messy when you are here, it's from humans that don't live in the complex. They tend to drive in the complex and dump furniture or mostly construction material along the area of the dumpsters late at night or if feeling bold in the afternoon when no one is around. They have slowed down coming around once I started to cat call them from my patio. An improvement that the complex has added is pet waste stations, unfortunately, some furry friends just have lazy owners and are just terrible humans that still refuse to use this delightful tool. For the folks that do love their dogs and are responsible pet owners, we do use it. The staff is great at keeping the bags stocked in the areas for us to use. Also, pets are welcomed here so that was a plus for us, you just pay a pet fee monthly, my dog is great at paying his rent on time. The AC's work great in the Texas heat during the summer and the heater works well on cold nights in the winter. The pipes never froze in the winter and the staff is great at information ahead of any weather alerts. My unit never had any rodent issues or any issues with any pests and I'm next to the dumpster, so I'm not sure if that was an issue somewhere else in the complex. Helpful hint, just spray bug spray twice a year around the outside of your unit windows or inside and this will prevent any of those issues. Best 10 bucks you can spend at Wal-Mart, plus you know keep your apartment clean, it does wonders. The complex also does these monthly pest sprays upon request. The family across from me are quiet and respectful, never had issues with them. The young adults above are young adults, so they occasionally are a bit loud on weekends but during normal hours on the weekend so it's no biggie because it was never an issue. The complex does have some "quirky" humans but nothing to be uncomfortable with if you just keep walking and ignore them. The rent went up while I was here the 2nd year but that's normal, still less than what was around at other apartments. The bills seemed normal and reasonable while I living there, I was a downstairs unit. The water bill is fairly low (40 max, monthly) and the electric bill (Entergy) was never high (90 max, monthly). My Xfinity worked great, never any issues ( 50 monthly). I paid for parking (20, monthly ) which I do recommend, it saves you having to search for a spot that you (or guests) won't get towed from. Heads up if you get towed its around 300 dollars to get it back, so just pay the 20 bucks to the front office for a spot and save yourself some cash. The parking lot never floods in the heavy rain season. I never used the washateria on the grounds, so I can't give feed back on that area, but I do know it went from coins to an app. The mailboxes got replaced but the office was quick to replace those mail boxes with new keys. The pool area got remodeled while I was here and has adorable summer colors that pop, very Instagram worthy. Door dashers, Instacart, and any deliveries in general always found the complex easy. Overall, I enjoyed living here the few years I was here. I watched the riff raff move out and this little complex grow into newer & better things. The friendly Dayton cops make rounds in the complex, so you do feel safe. I would recommend this location because it is very quiet & clean compared to other complexes in Dayton. The staff is on top of their game here via the app, online forum in the resident site, or in office visits. I'll miss the raccoons behind the fence in the woods during my early morning dog walks or late night walks to the dumpster. They're friendly raccoons and they like berries, I named one Harold.
