My family and I moved into this complex a few weeks ago - here is my honest and detailed review!
First I want to say I'm giving five stars because I think for the location and price they live up to everything that one would reasonably expect. If you are looking for a good place for a family that is spacious and decently priced, you should definitely consider moving here!
Management: The staff all seem very nice and genuine. Brex is who we have interacted with the most - he gave us our tour and he is a huge reason why we felt comfortable signing. He's very kind, helpful, patient, and explains everything well! For me, having honest management was the number one thing I was looking for while trying to find an apartment.
Application: The deposit and fees are very reasonable. However, my husband and I have good credit and no bad rental history, so everything went smoothly for us, which means my experience is limited. The fees are higher if that's not the case for your situation.
Apartments: We got one of their 2 bed 1.5 bath apartments. I LOVE the layout. They are very spacious for the price, so I think it's a great deal. However they are older, the paint job isn't the best and it peels easily. Especially bad on the cabinets. (You can pay more for a fancier trim and better cabinets/appliances if it's worth it to you.) There's also a lot of cracking in different areas such as the baseboards or around outlets. None of this is an issue for me, I think if you are looking for something new and fancy you would have to be looking at a totally different price range.
There's also just wear that comes with it being an older apt such as sagging closet rods, wobbly counter on the bar, drawers that stick a little, etc. Nothing that's a huge issue. The air conditioning is also very noisy.
Just be sure to do an in depth walkthrough. My husband and I didn't have much time for it the day we signed the lease and we found multiple things later.
I do love the fact that there's no carpet except for the stairs and there's a lot of details I like such as the built in window benches.
When we moved in it was a little dirty/dusty in areas such as the windows and baseboards but nothing too bad! Sound proofing is okay - I definitely hear/feel it if the neighbors are running up the stairs or any type of thuds. You can only hear voices if they are yelling. Thankfully it's not too bad because our neighbors have kids and I have two noisy kids of my own!
Ours came with two parking spots which is amazing, we don't have to worry about walking. It looks like most include that. There's also a fenced patio. I think each unit comes with one, or a balcony.
Complex: It is an older complex but I like it so far. It seems some of the residents don't clean up after themselves the best, there is some littering from time to time and the grills are dirty, but it's mostly upkept well.
It seems fairly quiet and safe. You get the occasional person talking loudly outside and that's about it.
There's a lot of families here and everyone seems pretty friendly, so I like the community aspect of it!
Amenities: We moved after the pool was already closed for fall but it looks nice.
The fitness area has a couple treadmills, elliptical, cycling machine, and cable machine. It's convenient and I plan to continue using it regularly.
The laundry area could use some cleaning but it has a lot of machines available and is open 24/7 so I also find it very convenient.
The playground is also on the older side but my kids love it and it's a good size. There are picnic tables, grills, and a tennis court too.
Maintenance: We have only put in one maintenance request, it took about a week for them to come but it wasn't anything urgent so that was fine. The gentleman that came was friendly and fixed it quickly.
Last night one of their boilers went out so we didn't have hot water, it was fixed by this afternoon!
Pests: I haven't seen any bugs since moving in! Pest control comes weekly so you can let them know if you see anything.

The staff here is great, Magnolia, Marcelo, and Austin have all been very helpful and friendly. Maintenance responded quickly and effectively to the only issue I've had so far. Overall, I'm finding it to be an affordable and peaceful complex that is close to a lot of great things in Richardson.

Everything about my experience with Falls on Clearwood has been amazing! The application process was very straightforward and I heard back from them very quickly after I submitted mine (which was done almost two months in advance). The prices all-around are very reasonable and I am happy with what I'm paying. My move-in day was as smooth as possible, with no hiccups whatsoever. I had a few concerns with the unit at initial move-in, and they were all taken care of quickly and effectively. I'd like to mention that my unit had a bad A/C unit and they replaced the entire unit after trying a few different strategies to improve its cooling output - they didn't have to, legally, but they did to ensure I was comfortable. In Texas, having good A/C is a must, so I am very happy they put a new unit in. They are having a brand new pool put in at the moment, as well, and it looks fantastic - should be open soon, from my understanding! Overall, highly recommended!!

I love this place, we can live and enjoy life to the fullest, the staff is kind and works hard to help our home safe and lavish! Thanks Julie, and our dear beloved Marcello, Magnolia The Management team, and Our unstoppable Maintenance team “Buien Thrabjado Mi hermanos!!!” We appreciate you for all you do for our community, my mom, and I!
My daddy passed away and my mother has been missing him so much after 35 years of marriage, Julie and our team have been there for us during this time of bereavement and helped us when we needed time to recover financially due to daddy’s medical expenses and funeral that put me in debt. If you’re look for a home for yourself and your family, a place to rest, get up, work from home, feel safe, and go from survival poor to working class and then eventually to Middle class thriving! The Falls on Clearwood is your new home! The pool is clean year round, pest control is priority and they work hard to improve their work by listening to the feedback of us their community members!
Also as a local Christian Pop Entertainment, Published Author, and Movie Producer/Entrepreneur in m able to work from home as an Insurance agent by day and perform and record my music videos from my green screen set up in my townhome as well as have a resting place when I’m home from concerts, tours and my remote work in as a Fulltime Health Care professional!

The deposit and fees are very reasonable considering how much prices have increased these days. The staff all seem very nice and genuine. Julie is who gave us our tour and she is the reason why we felt so comfortable. She explains everything well! For me, having honest upfront management is a big PRIORITY.

Here is my experience, I have moved here last year and already extended my lease. I wish they had 24 months contract. The leasing office employees are very nice and friendly and their service is great. Faced issues in kitchen and bathroom, but was resolved the same day. Kudoos to Magnolia. Community is very safe and great parking system. I am really not sure why the ratings are bad maybe because of the previous management. But it deserves better rating.

Magnolia is amazing! Definitely my go-to from now on. She was incredibly helpful, kind, sweet, and very efficient. She got my husband and I got into our apartment so quickly, and we love our place.
There were a few minor issues when we first moved in, but once again Magnolia came to the rescue. That same day we got everything sorted out! All in all, an amazing experience and we are impressed.
