Applicant should have a favorable credit rating of 625 or greater. Charged off accounts, collections, judgments, bankruptcies, with in the past 5 years, may be grounds for denial. • Criminal History: No criminal history pertaining to people, property or drug manufacturing. • Rental History: The applicant (s) should have a positive past rental reference or have previously owned a home (with mortgage in good standing). This includes no late rent payments, Unlawful Detainers, or lease violations. • Income: A prospective Resident should meet the minimum income requirements must have a gross monthly income of at least 3 times the monthly rent Resident is required to provide proof of Renters Insurance or resident will be charged $15.00 a month for liability of lease insurance as provided by the building.
