I hate moving, and I hate dealing with rental
related issues. However, living here has been
the most positive experience with apartment
management and maintenance that I have
ever had. Any place can update your
appliances and provide amenities (both of
which this complex also does), but it is
hard to find rental management and
maintenance that are this easy to work with.
This is my first apartment where I don't
dread putting in a maintenance request or
contacting the office. From the day I called
to ask about a vacancy, manager Jennell has been responsive, understanding, compassionate, reasonable, fair, and friendly. She treats all residents with the utmost respect, and ensures that you feel welcome to approach her. The maintenance staff members are also friendly and helpful, and speaking as a young woman I think it’s important to say that they have only ever made me feel safe and respected, which is a big question for many when finding a new place to live. The only reason I will not be renewing my lease again at the end of the year is due to a career move, but this is the only place I've lived where I would go back and live again, if the occasion arose. I always recommend it to people who I know are looking in the area.

By far the best experience I have ever had renting! Waterford Village has such an amazing, kind, and welcoming staff! The property has spectacular amenities, and is always well kept! Truly a great experience living here!

My family and I have lived here for 9 years. While we're growing tired of apartment life, the community and staff here are great. We are never bothered by staff, but our issues are always resolved promptly with the wonderful maintenance staff. Bryony in the office is extremely helpful and has always taken great care of us. The grounds are kept nicely and are beautiful. The pool is maintained and clean. The small gym is terrific. We've also never had a problem with our dogs. They are truly pet friendly here. While we are ready to move into a house, we will truly miss the convenience and prompt maintenance at Waterford Village.

I just moved into Waterford Village and I can tell you this is a great place to live. The townhomes are spacious and really feels like a home. The community is very spacious and is great for anyone that has a dog. Their is a lot of green space to walk your dog and they even have a dog park! Normally with apartment living you run into problems with management. However here that is not the case the property manager Jennel is great. She answers any concerns and issues you have and it genuinely seems like she cares about everyone living in a nice community. If you are looking for a spacious apartment in Knoxville that provides great amenities Waterford Village is the place for you.
Lived here for 3 years. Absolutely wonderful community. The staff is incredibly helpful and accommodating. I can’t praise them enough. Maintenance is top notch. Neighbors are very kind and friendly. The location and amenities are great. The grounds are always kept clean. Hard to imagine myself anywhere else.

When my daughter had to start school AND move to a new city in the first summer of the pandemic I straight up panicked. But then she found this apartment complex and sent photos and details (which EXACTLY matched what she moved into, a rare treat these days) and I felt as if my parent’s prayer had been answered. As we helped her move and in my many visits to the complex since, I have been constantly reassured as a parent and impressed as a former renter with what she gets for the remarkably reasonably priced rent she pays. The amenities are top notch — they even provide the doggy bags for those walking pets! And keep the doggie bag dispensers on every corner full! The dumpsters always have room for more, and maintenance staff goes above and beyond on helping tenants.
This is a VERY dog friendly complex. While everyone takes their responsibility seriously and keeps the grounds immaculate, I have heard some random barking from surrounding apartments, but always briefly (they got a delivery, or momma came home) and never to the extent that it disrupts sleep or enjoying television. When you live among dogs, you expect them to bark sometimes and honestly, the complex feels that much safer with so many dogs protecting so many apartments. Some hang out on their little terrace and bark when another dog walks by on their leash, but I’ve never seen loose dogs, and the ones we greet are always pleasant and nonaggressive. It’s a dog lover’s paradise but if you expect total silence 24/7 from a rental complex, you might be better off in no-kids, no-dogs complex. Life is noisy sometimes. I love this place for that feeling of security of knowing someone is always nearby, and neighbors are very friendly in helping each other out, delivering misdirected packages by delivery people, taking care of each other. I usually sleep there when I visit and always sleep soundly, and feel safe going to my car in the middle of the night. We know the maintenance guys and the complex manager and all of them bend over backwards for all their tenants, no matter what. I am actually going to hate to see her leave this place when she graduates.

My family and I moved into Waterford Village in February and let me tell you they are amazing. The office staff is on top of everything. They are so helpful and really like their job. The maintenance men have had to replace a couple of things and they did all they could to make sure we were comfortable and not waiting long. I owned my home for over 15 years and only lived in one other apartment before moving here and I’m so happy I chose here. I can’t tell you what other apartments are like but I can tell you the staff at Waterford Village treat you like family and do all they can to make our apartments look good and take care of any issues that arise.
Management and maintenance have been wonderful since I moved in a few months ago. They always respond in a timely manner.
