Small decorative playhouse and lemon tree in backyard. Wrap around backyard allows for entertaining and gardening with plenty of light and shade. Two sheds in backyard for extra storage. Washer and dryer in garage, w laundry sink area. Gas fireplace in family room. Walking distance from shopping, great restaurants, schools, and transportation. Easy access to Bailey Road, Clayton, Walnut Creek, Pleasant Hill, Concord AND Pleasant Hill Bart stations. Quiet street. Wonderful neighbors! The carpets will be professionally cleaned before tenant move in date. -Lease is for 12 months. After 12 months, may renew lease according to agreement between owner and tenant(s). -Absolutely no smoking in the house. This includes guests of the tenant(s). -General rule of no pets but willing to discuss with additional monthly fee and non-refundable pet privilege fee. -All utilities to be paid for by tenant(s). -Tenant(s) will have no more than three cars parked on the property visible from street. -Any damage to home is the responsibility of the tenant(s). -Charges incurred for repair (e.g., electrical/plumbing/etc) issues may be the responsibility of the tenant(s) (e.g., clogs to drains/pipes; electrical shorts due to misuse). -House must be returned to original condition upon vacating. Must be returned to owner in "broom clean condition" -Must give minimum one month notice to vacate. Last month rent to be paid. Security deposit is NOT to be assumed as last month's rent. -Security deposit will be returned upon inspection within three weeks after end of lease. Any repairs or cleaning beyond natural wear and tear (including trash haul away), as well as deep carpet cleaning will be deducted from the security deposit. -Unpaid utilities will be recovered from security deposit. -Tenant must have renters insurance. to cover minimum $100,000. Proof of insurance will be required when signing lease agreement. -Tenant is responsible for basic lawn and landscape upkeep which includes regular mowing, edging, weeding, and watering the lawn, as well as seasonal cleanup which includes raking and general tidy up of yards.
