Nice two bedroom two bath home away from the city in Elverta, CA. Enjoy the peace and quiet and the starry nights in this nicely appointed home. The water is provided by well. The 1,509 square foot home is all electric with new carpeting, flooring, central heat and air, refrigerator, microwave, range, dishwasher, clothes washer and dryer, and a fire pit in the back yard. The home is just minutes from downtown Sacramento with easy access to freeways! Please review credit requirements: You must have good credit, a FICO sore of 650 or higher is required; if you do not have any FICO score then tenancy may be obtainable with a security deposit of two times the amount of the monthly rent. All persons 18 or older must apply. No Evictions. You must have 1 year of verifiable income, paystubs, bank statements or income tax records. You must have good previous rental history. You must have a governmental issued photo identification. (State Driver’s License, Passport) You must have a social Security Card or TIN. We do not accept felony convictions for manufacturing an illegal substance, drug possession, or for bodily harm or injury. You must make three times the amount of rent monthly to qualify. Some pets may be allowed with additional deposits, documentation and rents may be required. The occupancy limits for this property are two persons per bedroom plus one. Our office does not accept incomplete applications. All applicants must see the property before applying. Processing time for completed applications can take up to three business days. If a co-signer is required to approve the application, the co-signer must meet the above criteria with the following changes: the FISO score must be 700 or higher and the monthly income requirements are five times the amount of the rent. The co-signer will be required to sign up as the guarantor for the lease. Completed applications are processed on a first come first served basis. Once approved, the Security Deposit will be due within 72 hours and needs to be paid with a cashier’s check or money order. The first month’s rent is due at move-in and the second month’s rent will be prorated. These funds must be in the form of a cashier’s check or money order.
