Located minutes from the shores of Castle Rock Lake and snowmobile trails, this 3-bedroom home is located tucked off of HWY G in a beautiful pine forest setting. This is a nice secluded retreat that’s close to recreation, the city of Mauston, New Lisbon and Neceedah. There is a spacious yard available for family fun and a fire pit in the back yard with an amazing view. The Tenant is permitted parking on the driveway area near the house only. There will be no parking of vehicles on the lawn or any other areas on the property without written permission from the landlord. The assigned parking is to be used for parking properly licensed and operable motor vehicles, except for trailers, boats, campers, buses or trucks. Tenant will park in assigned spaces only. Parking spaces must be kept clean at all times. Vehicles leaking oil, gas or other motor vehicle fluids will not be parked on the property. Mechanical work or storage of inoperable vehicles is not permitted in parking spaces or elsewhere on the property. The Tenant is not allowed to keep any animals or pets on or about the property without the landlord's prior written consent. Maximum number of pets (2) Type of pets allowed: Dog, cat, and fish. Maxium weight of the pet, must not exceed 65lbs. In addition, tenant will be required to pay pet fee in the amount of $700. $500 will be considered a non-refundable fee and $200 will be a refundable security deposit minus damages. Tenant will be responsible for all costs that are reasonably necessary to remedy any damage to the property which may be a result of any animal or pet. Landlord will refund the tenant the balance of the security deposit after such deductions. The tenant will pay directly for all utilities, services and charges provided to the property, including any and all deposits required. The Propane tank must always be maintained at 40% or greater capacity even at the time of the tenant departure from the rental agreement. The tenant will be responsible for the electrical bill. The property has its own well which will be shared by the tenant and the landlord. The property has its own septic system. Upon the due execution of this Agreement, the Tenant shall deposit with the Landlord the sum of $2,000.00 (security deposit) receipt of which is hereby acknowledged by the Landlord, as security for any damage caused to the Premises during the term hereof. Landlord may use such amounts as are reasonably necessary to remedy tenant’s default in the payment of rent, late fees, late fees, unpaid utility bills, repair of damages to the property exclusive of ordinary wear-and-tear, and to clean the property if necessary. If there are any deductions from the security deposit, the landlord will furnish the tenant with a written statement itemizing the amounts withheld. Such deposit shall be returned to the Tenant, less any itemized deductions, within 21 days after the end of the Lease Term and the tenant has vacated the property.
