Applicants without prior rental history (e.g., first-time renters or prior homeowners) may qualify based on the other standards and/or an additional deposit or co-signer. -Applicant may not have any evictions or unpaid judgments from previous landlords. -Credit score must be a minimum of 600. -A background check will be conducted on all applicants 18 and over ; recent or serious criminal history (past 7 years) is grounds for denial. -Applicant must be a non-smoker. This is a non-smoking property, and Tenant is responsible for the cost of remediating any smoke or odor damage (including repainting and flooring/carpet replacement) regardless of where the smoking occurred. -Occupancy is limited to 2 people per bedroom. All applicants are screened against the identical standards.
