Thank you for your interest in renting the 53 Washington Ave residence! This house is perfectly situated in the village on a quiet street with wonderful neighbors. The house itself is a 4-br, 1 oversized bath 2-story home with 1 extra room typically used as a storage room. Cheap electric is just one of the many advantages to living in the village. There is also a garage/barn that can be used for outside storage, but unfortunately cannot accommodate vehicles. Almost everything in the house is new or has been recently re-done at some point within the past 7 years, so rest assured you'll be living in a well-maintained house. Additionally, the backyard is completely fenced in with beautiful wooden privacy fencing, and new laminate flooring has been installed recently in the kitchen, dining room and living room. Please note that rent is $1300/mo, which will include trash removal and the water/sewer. I would also need a security deposit equal to the first month's rent up front at the time the lease is signed. You as the tenant will be responsible for the electric bill each month, and of course Internet/cable/phone, etc. We are huge pet-lovers, and will accept pets on a case-by-case basis. We just ask that you pick up after your pet(s), both inside and out on the lawn. I will also keep the lawn mowed for you, and have a neighbor on retainer to plow out the driveway in the wintertime. However, I would be open to reducing the rent by $50/mo if you wanted to do your own shoveling in the winter and mowing during the summer months. I do ask that you shovel the sidewalks, please. Additionally, IF SELECTED, I will take the $55 fee that needs to be paid for the background/credit check off your first month's rent! Finally, I will consider a 3-year lease option (3-year lease with the option to purchase at the end) for someone interested in ultimately owning the property. This will require an additional $150/mo for the option. The lease option is a non-standard type of lease so if considering this, please let me know. Thank you again for your interest!
