Live in One of the Coolest Neighborhoods in Denver!!! Clean, cozy, quiet, and COOL. Park Manor offers affordable, comfortable, and congenial living in the cultural center of West Denver. Everything a modern urbanite could want is within walking distance. You want CONVENIENCE? Sprout's Farmer's Market is right across the street in the Highlands Garden Village. You will also find a 24-Hour Fitness, Starbucks, a wine-friendly liquor store, a yoga center, Comfort Dental, 1st Bank, and a family medical practice in the Village. RTD picks up 12 times between the hours of 5am-9am. The bus stop is right across the street, and good 'ole #38 will take you straight downtown for $2 (in less than 20 minutes). If you choose to drive, Downtown Denver is about a 10-minute trip down 38th Avenue. You want FOOD? Hilario's Mexican Food (2nd best Green Chile in town, IMO) is also right across the street. Thai Basil, Indulge French Bistro, and the Brickyard BBQ are within shouting distance (to name but a few). There's a Pho-Fusion opening soon next door, as well as the aforementioned Sunflower Market (many, many good eats to be found over there). You want MUSIC? Ziggie's, Home of the Blues, is also right across the street. Chapultepec Too (Jazz) is within stumbling distance. Live music abounds on Tennyson Street (four blocks away). You want CULTURE? The Historic Elitch Theater (two blocks away) is undergoing restoration as a performance arts space. The Tennyson Street Cultural District is four blocks away, with more art galleries than you can shake a paintbrush at. For the other end of the cultural spectrum, Elitch Lanes (the best bowling alley in the history of Denver, IMO) is just down the street. You want SHOPPING? "With roughly a dozen new boutiques and eateries, new condo buildings, talk of a new pub and a wine bar moving in soon, Tennyson Street between West 38th and 44th avenues is poised to become Denver's next trendy shopping nook." - The Denver Post. The Highlands Square Shopping District is also less than a mile from your front door (about 12 blocks). Fine, you say, but what about the ACTUAL APARTMENT? Park Manor is an apartment building, with just 16 friendly units. Laundry facilities are on-site, and storage units are available. You will also get an off-street assigned parking space. At just over 500 square feet, cozy best describes your new home. New paint, freshly cleaned carpeting, newer appliances (gas stove), new flooring, lots of closet space, and your new pad even has its own forced-air heating and hot water heater. No more getting up at 4am in order to take a hot shower! No more banging on the "radiator pipes" when you're cold! We are a quiet community, we choose to do our noisy socializing at one of the local venues. That means you don't have to listen to some stupid party all night (that you weren't even invited to). We have a private, fenced, socializing/barbecue area out back, perfect for Spring/Summer/Fall get-togethers. Sorry, dogs and cats are not permitted. That means your new home won't smell like old cat pee. Nonsmokers are preferred, but it's not a deal-breaker. No smoking inside the building, please. Rent is $799/month, with a damage deposit of $799. A $35(nonrefundable) application fee is required to perform a background check for all potential residents (that means you don't have to worry about your new neighbors, and they don't have to worry about you). Water, sewer, and trash service are included with rent. No pets. Call Jeff at 720-837-3817 to set up a showing, these units usually lease pretty quickly. Please, don't drop by unannounced, I want to be here to greet you. Hope to hear from you soon!
