Parking area recently upgraded with new fencing, grading, gravel, and a patio stone walkway to help keep your boots (and your car) mud-free. Plenty of storage, including bedroom and living room closets, plus a large private under-stair storage area for seasonal or bulky items. High-efficiency furnace (two years old) and a brand new hot water tank. High-speed internet included. Smart thermostat control via app. As part of the renovations, the drop ceilings are being replaced with drywall ceilings and upgraded sound insulation. Rent & Lease Details Rent: $1,300 per month. Available: September 1, 2026. Security Deposit: One month's rent (held in accordance with Alberta's Residential Tenancies Act.) Utilities: Tenant is responsible for 40% of household utilities. Based typical usage it has ranged from approximately $90-$160/month depending on the season. High-speed internet and parking included. Single occupancy only. No pets.
