The 3-piece bathroom has been updated with modern finishes. The kitchen comes with cabinets, drawers, a fridge/freezer, microwave, and large oven with a 4-piece stove. Laundry (washer & dryer) is shared with upstairs & privately accessible from the suite with ease. Electric baseboard heating throughout to keep you warm during the winter months. Electricity is split 50/50 with upstairs, while all other utilities (water, hot water, waste management, garbage pickup, recycling pickup & landscaping) are ALL included - including WiFi! Lots of street parking available on 2 very quiet streets that surround this large corner lot. There is even a private outdoor patio / garden space available for your enjoyment too! Who We Are: We are 2 young & respectful professionals who will be your landlords living upstairs. We are clean, quiet, responsible, down-to-Earth and positive people - we’re looking for the same. We have 2 cats. We are expecting a newborn this spring, so we are looking for quiet and responsible tenants to enjoy this lovely home and neighbourhood with us. We both currently work full-time jobs from home, usually during regular weekday work hours, and when we're not working we like to live both active and chill lifestyles. We like to go to the gym, go for walks, cook yummy vegan meals, read books, and we usually go to bed early. We don't party, but may occasionally host close family or friends over for a low-key get together. Who You Are: We are looking for 1 to 2 professionals as tenants with similar personalities and lifestyles as us to sign a 1-year lease that will then become month-to-month. Important characteristics we're looking for from tenants include being employed, respectful, clean, tidy, quiet, with high integrity, and very responsible. Restrictions include: Max 2 person occupancy. No smoking. No vaping. No drugs. No exceptions. Preferences: No loud musical instruments or loud music. No big loud parties. (conscious consideration of noise and cleanliness levels are a must). Pets: 1 cat may be considered (on approval), otherwise no pets. $2,600/month Start date of May 1st (possibly earlier)
