Outstanding landlord collections, utility collections, unpaid housing-related debt, judgments related to housing obligations, or accounts demonstrating a pattern of non-payment may result in denial. Medical collections will not be considered. Additional security deposit, or other conditions may be required based on overall application strength, where permitted by law. 5.) Rental History Applicants must provide verifiable residential rental history from current and/or previous housing providers, if applicable. Request that applicants demonstrate a history of timely rent payments, lease compliance, and satisfactory property care. Proof of current residence may be required, including a utility bill, lease agreement, mortgage statement, or similar documentation. 6.) Background Screening A criminal background screening will be conducted.
