It offers quick access to I-20 and I-520 (Bobby Jones Expressway). Features include granite countertops, stainless steel appliances, an open floor plan, tiled shower/tub combination, private driveway, washer and dryer are provided for tenant use, and a spacious backyard. The front porch provides room for seating and a small table, perfect for relaxing. The home offers approximately 720 square feet of living space. RENT, SECURITY DEPOSIT, AND FEES: • Monthly Rent: $1,195.00 for a 12-month lease. • Security Deposit (SD): Generally $1,195.00; however, the SD may increase to up to double ($2,390.00). • A non-refundable $120.00 Admin Fee is required if approved and shall be included with 1st month's rent. UTILITIES AND RESPONSIBILITIES: Tenants are responsible for all utilities and year-round landscaping. Approved trash service, limited to what fits within the provided bins, is included in the rent and covered by the owner. Tenants will be responsible for any overages, additional pickup charges, or fines, if applicable. Power is provided by Georgia Power. Water is serviced through Augusta Utilities. Gas for the hot water heater can be set up with the provider of your choice. PET POLICY: • Up to 2 pets/animals maximum (accepted on a case-by-case basis). • There is a one-time pet fee that is $300.00. It is due with move-in costs and is nonrefundable. This fee is per pet. • Pet Rent is $30.00 per month, per pet (nonrefundable). • Tenants are monetarily responsible for all damages caused by pets. • See qualification and application details below for more information. APPLICATION DETAILS & QUALIFICATION REQUIREMENTS • Credit score: 575 OR HIGHER (based on the credit service WE utilize for credit checks) • Minimum combined monthly income of $3,585.00 (3x the monthly rent) • Background check: Clean criminal history required • Rental History must be verified & approved as required per our screening criteria. • ALL applicants must be in good standing with current/previous landlords. No outstanding rent, mortgages, or fees and must have positive rental history. • No completed evictions completed or filed against you in the last five (5) years. • Work/income verification must be verified and approved as required per our screening criteria. • No unpaid utility bills (water, gas, sewer, electric, etc.) • NO RENTAL ASSISTANCE OF ANY FORM WILL BE ACCEPTED - THIS INCLUDES HOUSING VOUCHERS. • Utilities: Tenants are responsible for all utilities.
