Nestled in the heart of Sun City, on a gorgeous lot with peaceful greenspace views, this charming Bayberry floor plan provides 1597 square feet of comfortable living with 3 bedrooms and 2 bathrooms. The kitchen offers Corian countertops, electric range/oven, white and stainless steel kitchen appliances, pull out shelving and an abundance of cabinetry and counterspace. Relax and unwind in the spacious primary bedroom that includes an en-suite bath with dual vanities and a walk-in shower. Guests will enjoy their own space with easy access to the guest bath that features a vanity and bathtub. The additional bedroom allows flexibility to be an at home office, work out space or hobby room. Enjoy BBQ's with your neighbors or admire the beauty of the greenspace on the back patio that is partially covered with an extended area that is uncovered. Additional features of this property include ceiling fans, utility room and storage cabinets in the garage. The minimum lease term required is 12 months. This property is part of the Lawn Maintenance Program which means the lawn maintenance (mowing, edging, blowing) is maintained by the HOA. Tenants must be 55 years of age or older to lease this property. Smoking is not permitted in the interior or exterior of this home. Owner pays the yearly HOA dues. Tenants are responsible for the watering of the landscaping (the Lawn Maintenance Dept sets the irrigation system per the City of Georgetown restrictions), the rent, utilities, and pest control at the property. Tenants are able to purchase a membership badge via the Membership Services Office for $100 per badge. Badges are issued only to Tenants listed on the lease (2 badges max). Owner will consider a small dog (less than 25lbs) or a cat during a lease term. Dogs larger than 25lbs will not be permitted. Owner approval of small dog or cat is required prior to applying to lease this property. ALL prospective tenants must complete our third-party pet screening and review processes. This process ensures we have formalized pet and animal related policy acknowledgments and accurate pet/animal records. The fee to screen a household pet is $30. This is a separate charge from the rental application fee. There is no charge for those with assistance animals or for tenants without a pet (you will select this information on the screening profile and provide any requested documentation).
