The apartment for rent (apartment #1) is a 2 bedroom, 2.5 bathroom townhouse with a large loft in West Dover, Vermont. This apartment is part of a duplex, and the other apartment in the duplex (apartment #2) is rented short-term through VRBO. We would like to find tenants for apartment #1 who will be good caretakers of the property as a whole and who will be our partners in managing and maintaining both apartments in this duplex. Apartment #1 can accommodate up to 4 people in its 2 bedrooms, so families and groups of responsible roommates are welcome to apply. We'll consider leases of at least 6 months (October - March) or longer, up to a full year, and we'll be happy to renew the lease from year to year for excellent tenants. Tenants will be responsible for: * In the winter, keeping the short walk from the house to the parking area and the front deck cleared of snow. (An electric snowblower and snow shovels are provided.) * In the summer, mowing and trimming the grass when needed. (An electric lawnmower and trimmer are provided.) * Cleaning and resetting the VRBO rental (apartment #2) between 10 AM and 5 PM after each check out. Each time you do this we'll deduct $100 from your rent, so this has the potential to reduce the rent significantly. The VRBO rental has 3 beds and accommodates up to 8 people, though so far it has been rented mostly by groups of 4 or less. You can see all the details of the VRBO rental here: https www vrbo com 5039912 * Year-round, taking trash, recycling, and compost from both apartments to the Dover Transfer Station whenever necessary. * Monitoring both apartments and the exterior of the house for any maintenance issues and alerting us whenever repairs are needed. If you have repair and maintenance skills that will be a plus. Apartment #2 has central heat (baseboard hot water), a dishwasher, hardwood floors, stainless steel appliances and an updated kitchen, updated bathrooms (2 full bathrooms on the first floor and a half bathroom on the second floor), washer + dryer, and a small yard. It's unfurnished except for a couch in the living room. There's plenty of parking in the large parking area next to the house. There are decks in front and behind the house, with a great view of the river from the rear deck and from the windows in the back of the house. The Valley Trail runs directly in front of the house, connecting to restaurants and shops and a trail network that runs throughout the area. The Horace Hill Recreation Area, with an extensive network of trails for hiking and biking and an 18 hole disc golf course, is directly behind the house (on the other side of the river). The bus stop for the free MOOver bus is directly across the street. 2 gigabit fiber internet, water, and sewer are included free of charge. Tenants will need to set up accounts with Suburban Propane (for heat and hot water) and Green Mountain Power for electricity. Tenants are also responsible for trash removal (trash, recycling, and compost must be taken to the Dover Transfer Station, which is 3 miles away). Friendly and quiet pets will be considered with an additional pet deposit of $1000. No smoking in the apartment or on the property.
