Large 4-bedroom rustic home in beautiful country setting on Coddington Rd. Available for 2026-2027 academic school year (8/23/26 - 5/22/27). Three bathrooms! Beautifully situated on 12 acres with large private pond. Country setting with modern conveniences such as Spectrum high speed internet and dishwasher. Furnished (but you can move in your own furnishings too, as there's plenty of storage space in basement and garage.) Lots of windows, lots of light! Large Dining Room and Living Room downstairs with big TV and seating for 6. Big wraparound deck. Huge Kitchen with 5-burner Bosch gas stove and Bosch dishwasher. (Very comfortable for cooking and socializing.) Master bedroom suite, about 20' x 12', has private full bathroom and King Bed. Second bedroom is about 20' x 12' and fits a King or Queen Bed. Third bedroom is about 12' a 12' and fits Queen Bed. Fourth bedroom (may also be used as a study, den or playroom) is about 12' x 7' and has Twin Bed. Laundry room on first floor has new Samsung washer, and dryer, and chute from second floor bathroom (to drop dirty laundry directly down). Country setting on Coddington Rd. near E. Miller Rd. Very scenic and away from the hustle and bustle, yet a short drive to town. A 7 minute drive to Ithaca College (Coddington Rd entrance) or 12 min. to Cornell or downtown Ithaca (Wegmans, etc.). You need a car here. All-inclusive (optional) $320/month additional utility fee includes high speed Internet, electricity, heating oil, propane for cooking, water, a supply of firewood and monthly garbage bill. House features a classic Hawley/LeMay Wood Stove plus conventional heating (high-efficiency Buderus oil heating system). (Optionally you may pay utilities on your own.) House is set back from road, very private. Garage plus plenty of driveway parking. Cats OK, dogs considered case by case with add'l security deposit. Ithaca School District (South Hill Elementary, Boynton and Ithaca High) and school bus service. This is a funky 100+ year old country home, partially renovated, located on a great country setting that you will enjoy!
