Rent To Own this property! Totally renovated 4 sided brick ranch home located on a cul-de-sac lot with fenced yard. New kitchen cabinets, new appliances, hardwood floors throughout. PLUS..... This is far and away the most common type of Owner Financing. There is no Security Deposit – but there is a NON-Refundable “Option Deposit” or simply “Option”. Because it is non-refundable, we are very careful not to have information in our advertising that might lead someone to believe that they are going to get it back. The “Option Deposit” is a price paid for the option to buy the home at a fixed price, sometime in the future. This fee does apply toward the purchase price, but it is forfeited if the buyer “changes their mind” and moves out of the home without exercising the option. A notable exception is that if a buyer of one of our homes decides later to move to another one of our homes then we allow them to apply their existing option and rent credits toward the second home. With Lease Options – typically a small part of the monthly payment applies toward the eventual purchase of the home. In effect the “option deposit” plus the “monthly rent credit” build in an escrow account and can be used by the purchaser to complete the purchase. It is often used to help with down payment, closing costs, and/or reduce the purchase price if the future mortgage company’s underwriting requires it and the parties agree to such a reduction. A key element of the Lease Option is that the seller retains the deed / ownership of the home unless and until the buyer exercises his option, and pays for the home which usually happens with a bank loan and a security deed to the bank. This is by far the most common type of owner financing utilized, but it does carry risks for the “buyer”. The seller could allow any of the same things below to happen – thereby loosing the home that the buyer had under contract to purchase. Any honest seller would not allow the below things to happen because they would be jeopardizing their own investment and breaching their contract with the buyer, but this business attracts dishonest people so any buyer of a lease-option property should thoroughly check out the seller and simply don’t do business with dishonest people. Another key element to lease options is that most sellers put the burden of home systems maintenance on the buyer during the option term. We don’t think that is fair and have never done it. We use an option agreement that spells out the terms of the future purchase and the rent credit, and a Lease that spells out the terms of the tenancy until the option is exercised. The lease we use is our standard lease so all house systems (Roof, AC, Piping, Septic, built in appliances) are maintained by the landlord until the sale is completed. The Lease Option method is what we believe to be the best value for most purchasers because it allows the purchaser with bruised credit and a small down payment to lock in the price for a future purchase of the home they want. It is the method we utilize in almost all cases. All lease option buyers should check out the history and integrity of the seller. Many dishonest sellers have collected rent from buyers while not making their mortgage payments. This despicable behavior hurts innocent people and leaves a taint on all real estate investors. Rent Credit – We say above that typically a small part of the monthly payment is allocated toward the eventual purchase. This number can be anything that is agreed between the parties, but banks will only allow the portion “above and beyond Fair Market Rent” to be applied toward the “Down Payment” when obtaining a loan. It is actually a good idea to have the monthly payment be slightly larger than otherwise necessary during the Lease period because it shows financial strength to the future lender, and it builds a balance in the credit account that will be used to close the loan.
