Zumper Unboxed: Looking Back at 2025

2025 was a year of change in multifamily.

After two years of unprecedented new construction, regions across the country were confronted with rent declines and added competition to fill vacancies. Meanwhile, growing regulations in rental housing and the increased adoption of new technologies forced many property owners and managers to take new approaches to marketing.

Communities needed new ways to appear online, and assistance in navigating new compliance requirements. As a leading multifamily marketing provider, Zumper brought solutions in the form of new technologies, clearer guidance, and dedicated time spent with our clients, both on and off the conference floor.

Here’s a look at what Zumper delivered in 2025.

Solutions for Visibility, Compliance, and Conversion

As more of our partners looked for new ways to stand out online, we leaned into one of the internet’s most-loved discovery channels: social media.

In early 2025, we expanded our Instagram and Facebook posting solution, Amplify Social, to include engaging video highlight reels. These short-form videos bring properties to life by transforming high-quality photos into eye-catching, branded videos complete with music, keyword-rich captions, hashtags, and optional AI-generated on-screen hosts.

For prospects and renters, this content highlights a community’s amenities, apartment features, top reasons to live there, and even a day-in-the-life experience. For communities, it means a stronger social presence and richer, more dynamic content appearing directly on Zumper listings, engaging renters earlier in their search journeys.

We applied that same renter-first approach to other areas in our ILS when we enhanced our built-in AI listing assistant, Zoe. This ChatGPT-powered chatbot answers renter questions about a property and its neighborhood, driving informed leads to communities. New in 2025, Zoe can also book tours on behalf of prospective renters, helping move them from interest to action faster.

As new all-in pricing requirements began rolling out across the country, we focused on making the transition as easy as possible for our partners.

Zumper joined a MITS working group, led by RETTC, to help shape a more complete data feed model that could support syndicating all fees. From there, our product and engineering teams partnered with leading property management software providers, including Yardi and RealPage, to integrate with their MITS 5.0 feeds.

The result is a smoother way for our clients to send full pricing details to Zumper, making it easier to advertise transparent pricing across our listing network and, for those using our optimization services, on their Google Business Profiles as well.

To further reinforce transparency for renters, we also launched a customizable cost calculator on Zumper listings. This interactive tool gives renters clearer expectations from the start of their search journey, while helping communities stay compliant with evolving requirements.

And because even the best solutions only help if they’re easy to find, we redesigned and relaunched the Zumper solutions website this year. The updated experience makes it simpler to explore our offerings, access insights, and see real examples of how communities are driving results, all in just a few clicks.

Content, Research, and Real-World Results

As a multifamily marketing provider, Zumper’s focus is not only to supply strategic solutions for our partners, but to share data and insights on the trends impacting best practices in multifamily marketing.

Throughout 2025, as regulations, visibility signals, and discovery paths evolved, we published insights and articles aimed at giving owners and operators clear guidance.

On our blog, we outlined fee transparency requirements by state, making it simple for property managers and owners to know what legislation impacts their markets. We also provided a marketing budget planning guide, detailed the AEO benefits of optimizing your Google Business Profile, defined what AEO is, outlined the power of reputation management on visibility, and even outlined emerging discovery resources like Google indexing Instagram content.

Of course, we also celebrated the success of our partners in 2025, specifically through new case studies. We highlighted how Carter-Haston Real Estate improved meaningful engagement on Google, while Avenue5 grew review volume and star ratings for their communities, all without adding manual work for onsite teams.

Beyond our own channels, Zumper’s rental data continued to inform national conversations. Our insights were cited by The Wall Street Journal, The Economist in their “Carrie Bradshaw” index, CNBC, The New York Times, NPR, Fortune, and even Airbnb.

Our Co-Founder and CEO, Anthemos Georgiades, also joined industry podcasts like The Global Talent Co. and engaged in interviews with Proptech Espresso, sharing perspectives on transparency, growth, and the evolving rental marketplace.

Events & Education: Learning and Connecting In Person

Industry events in 2025 gave us valuable opportunities to spend time with our clients, exchange ideas, and share insights face to face.

During the Multifamily Social Media Summit (renamed the Multifamily Strategic Marketing Summit), Zumper’s VP of National Sales & Strategic Initiatives, Allison Nesbitt, co-hosted an engaging roundtable with Willow Bridge’s Jeffrey Butcher called “Reel Talk,” focused on how short-form video is changing multifamily marketing. Outside the conference venue, we worked alongside other industry vendors to host a wine blending event in Sonoma, and an evening lobster boil and wine tasting.

At the 2025 AIM Conference in Huntington Beach, multifamily marketing leaders shared new hurdles they were facing, and the technologies that had them excited to take on the challenge. We sat down with current partners and new connections, and discussed how Zumper’s marketing solutions help bridge those gaps, and learned new ways we can further improve. We treated our clients to an incredible co-hosted Bravo-themed party, and left them with more lasting impressions from the conference with a poolside permanent jewelry pop-up.

We also set out to try new experiences. In June, we joined our first-ever Multifamily Marketing East conference, where Zumper’s Allison Nesbitt and Patty Crawford co-hosted a roundtable discussion with Hudson Cook LLP’s Jay Harris and Greystar’s Greg Benson on the essentials of fee transparency in multifamily. Attendees left with a clearer understanding of all-in pricing and even took home a handy checklist on immediate steps their teams could take.

But it didn’t stop there. We were thrilled to connect with multifamily operators across the country at events like TAA ONE in Houston, FAA Inspire in Orlando, and NAA Apartmentalize and OPTECH in Las Vegas. And of course, we continued education opportunities beyond the show floor through our webinar series, Crawford’s Corner.
