Lease Terms: All leases require a minimum 12-month term, though longer lease options may be negotiable. Smoking is not permitted. Tenants must comply with all city and HOA regulations. Residents are responsible for all utility costs, including water, sewer, trash, electricity, and gas if applicable. Initial Move-In Costs: Upon approval, a nonrefundable Earnest Deposit equal to the security deposit amount is required to secure the property. In accordance with Arizona law, the total of all deposits (including security and pet deposits, if applicable) will not exceed 1.5 times the monthly rent. All deposits are fully refundable at move-out, minus any applicable charges. A one-time $200 lease preparation fee and the first month’s rent are also due prior to move-in.
