I’ve been living here for over a year, and I couldn’t be happier with my experience! The leasing office, management team, and maintenance staff are absolutely incredible, efficient, professional, and always on top of things. Any issue in my apartment has been addressed promptly and thoroughly.
The building itself is well-maintained. The cleaning staff does an excellent job, from the hallways to the common areas. The gym is a standout feature, it’s spacious, and one of the best-equipped gyms I’ve ever seen in an apartment building.
The environment here is fantastic, with neighbors who are friendly and courteous, creating a positive and welcoming atmosphere. The mailroom is another great feature, it’s super organized and incredibly helpful. The leasing office team works hard to ensure the mailroom stays in perfect order, which is much appreciated.
One of the things I truly love is how much effort the management puts into community activities. They organize seasonal events like fall and Christmas, and they absolutely excel at it. From the decorations to the events themselves, it’s clear how much care and dedication the team puts into creating a sense of community. The activities are always thoughtful, fun, and beautifully executed.
The common areas are thoughtfully designed and create a welcoming and enjoyable environment. I also love the convenience of the location, there’s a convenience store and so many other amenities right across the street, making life here incredibly easy.
Of course, as with any community, there may be occasional challenges, but I feel these are more tenant-related than anything else. The management has always been proactive in addressing any concerns.
The apartment itself is beautiful, neat, and feels like home. I’ve lived in many places, but this is by far one of my favorites. Highly recommend this place to anyone considering it!

I moved here 2 weeks ago today from another state. I must say I feel like I reside in a New York City apartment the way it was designed. It may be small but it is spacious enough for my queen sized bed, chest of drawers and dresser plus end table in my bedroom. I have a luxury bathroom and everything I need is within 500 feet of the building. Perfect for a person without a car or drivers license like myself. The front office staff is warm and welcoming and answered my questions. Thank you for alleviating my concerns!

Little bit of a story here but first and foremost, well deserving of 5 stars. I was new to VA and walked into Livingston asking for a tour. Samira was welcoming and showed me multiple layouts. I was in love with everything I saw.
Story time! I moved in and noticed my bedroom had this consistent loud mechanical noise. There was a riser room on the other side of the wall. I notified Samira who immediately told the community director Bethany. They implemented noise cancelling foam in the riser room to try to mitigate the noise. Once they inspected and saw it did little to muffle it, they immediately got me taken care of and moved into another unit. I was upgraded in apartments due to the inconvenience of waiting for the noise mitigation and ultimately it not being fixed in a timely manner. They genuinely cared about my experience here and I will recommend this place to anyone I know in need of a great apartment community. The funny thing we came to realize was this noise was never reported before because the previous resident was elderly and most likely could not hear it as well as I did.
As far as amenities, the gym is quite impressive and the pool is nice. I am not able to hear my neighbors unless someone is running around. Only thing I would like to see an improvement on is organization in the mail room but that is the deliverers doing. The surrounding communities are quiet. Publix is across the street and there are plenty of popular stores/restaurants nearby. I'm almost scared to give this great of a review because it's such a hidden gem. But they deserve it and I will give credit where credit is due!

The property is absolutely stunning. The team is great but one individual stands out the most, Samira! Her attention to detail, light & bubbly personality, and infectious laugh are quick to make you feel right at home. ❤️
Absolutely love Livingston! As a wheelchair user they have an almost perfect place for you. Definitely one of the most accessible apartments outside of a major city.
I’m in an accessible room, but you definitely pay a “disability tax” because of the square footage.
The accessible apartment has roll under cabinets in the kitchen and bathroom and most cabinets are accessible to me.
My only two critiques would be the shower isn’t roll-in, so hygiene can be a significant emotional event and the accessible parking is pretty far from the entrance ramp.
Gym is definitely accessible, since it isn’t constantly monitored putting away someone else’s weights may be required.
The common area and game room area also have ramps.
Definitely a great place to live independently!
We moved in early June and we are very happy with our move. The staff is very helpful and prompt on answering all emails/questions.
Parking can be cramped, but we've never had issues with finding a spot.
Valet trash is a wonderful resource. We enjoy the variety of gym equipment and dog friendly options. The pool and common areas are always clean.
The package room can be a bit of a disaster, but it looks like they are working to improve it.
Overall, we are happy with our choice to be here and highly recommend.

I am very pleased with the living conditions at the Livingston Apartments . I love being able to see the lovely pool from my third floor balcony and being able to use have the large exercise room just inside the building. There is a small shopping complex just across the street with a Publix grocery store, a hair salon and nail salon and three restaurants just at my doorstep. The staff at the lobby entrance with Samira and Allen to greet us are like a breath of fresh air.

We rented an apartment at Livingston Flats last week and it was one of the best leasing experiences I have ever had. That says a lot since I own a corporate housing company that has leased hundreds of apartments. Alan was extremely professional, helpful and efficient through the entire process.
