Welcome to The Big Pineapple! The Hawaiian capital of Honolulu is on the southern tip of the island of O'ahu, and it's a delightful paradise full of diverse culture, beautiful beaches, and dynamic nightlife. The neighborhood of Waikiki near downtown is where you'll find plenty of shopping, restaurants, and clubs—but it's a very touristy destination, too. Chinatown, toward the west, is home to multiple Asian markets, eateries, and cultural sites. Then there's the beachfront area of Ala Moana, which also has a lot of shopping and even a few of the city's museums, like the Bishop Museum.
Honolulu is home to multiple colleges, including the University of Hawai'i at Mānoa and Hawai'i Pacific University. With Pearl Harbor Naval Shipyard, the Marine Corps Base (known by the locals as MCBH) in nearby Kaneohe, and other military stations around, it's no wonder that military service is one of the area's most prominent industries. O'ahu is one of the most popular islands for tourists. The city has multiple hospitals and health centers, making health care another top career choice for transplants and locals.
There's plenty of culture and history to explore all around the islands. However, in Honolulu, you have multiple palaces once occupied by Hawaiian royalty, including Iolani Palace on the edge of downtown and the Queen Emma Summer Palace farther north. Both sites are now cultural museums.
The Pearl Harbor National Memorial is just north of the Daniel K. Inouye International Airport, and there are multiple cultural and art museums around the city. But for those looking to venture into the tropical outdoors, there are several trails to blaze, including trails at Pu'u 'Ualaka'a State Park and Wa'ahila Ridge State Recreation Area.
Urban Honolulu's 2025 rental market shows 1-bedroom apartments averaging around $2,200 per month, while 2-bedroom units average around $2,600 monthly. One-bedroom units make up 38% of available listings, with two-bedroom apartments representing 36% of the rental inventory.
March offers the lowest rental prices in Urban Honolulu, with approximately 8% lower costs compared to December when rents peak. December experiences the least competition among renters, while January and July see higher demand relative to available inventory.
Ala Moana - Kakaako, McCully - Moiliili, Downtown Honolulu, and Waikiki offer the strongest social connectivity with walkable mixed-use developments and abundant dining options. Liliha - Kapalama generates 1.3 times more consumer interest than the market average, making it the most sought-after neighborhood in the city.
Kalihi Palama offers the most affordable option with 1-bedroom apartments at around $1,600 monthly, 28% below the city median. Manoa provides another budget-friendly choice at around $1,700 per month, 23% below median, while McCully Moiliili averages around $1,750 monthly.
Pet owners will find excellent options in Manoa, Downtown Honolulu, Waikiki, and Ala Moana - Kakaako, where apartments feature pet-safe windows and dedicated pet spaces. These neighborhoods provide convenient access to dog parks, pet waste stations, and grooming services, with many buildings offering pets without restrictions policies.
Utilities are rarely included in Urban Honolulu rental prices, appearing in only 0.12% of total listings across all apartment types. Studios and one-bedroom units show slightly higher rates at 0.13% each, while three-bedroom apartments have the lowest inclusion rate at 0.09%.
High-rise buildings represent the dominant architectural style in Urban Honolulu's rental market, maximizing living space in the densely populated city. Cottage-style properties make up 2.2% of the market, offering a charming alternative with smaller scale and more intimate living experiences compared to the towering residential structures.
Zumper’s proprietary rental data fuels our analysis. Rent and market trends, availability, neighborhood popularity, and lifestyle scores are all calculated using real-time and 2026 rental inventory and prices.
Our Lifestyle Categories ("great for eco-living," "great for social life," "great for pet owners," etc.) are determined by set criteria, against which we score each listing and its available features. At the neighborhood level, we calculate the listing count for each category to determine which lifestyles best fit each area.
Zumper, founded in 2012, is North America’s largest privately-owned rental platform, offering over 1 million listings across the U.S. and Canada. Stay informed on the latest trends and shifts in the rental market with our monthly National Rent Report, your go-to resource for key insights into the evolving rental landscape.
