I have received multiple quotes from property managers from St Charles to Waukegan, I have noticed distance doesn't matter that much. We can use Joselino or we can find handyman company nearby that charges per hr. The HOA takes care of snow/landscaping, and there is already established cleaner lady who have been working there for decades. You might not need to go there quite often, but I will be happy to compensate you per each travel if you happen to go there for maintenance issue(like $40/hr or so including for time spent driving). And 8% management fee(I would rather pay you 8% than pay someone 6%), and you may charge $250 lease renewal fee for all the properties(I have seen $200-450 on the quotes I received). I can also help you if you are busy..like meeting contractors at the property, traveling there for something... It is a good neighborhood with stable tenants.
